New Delhi, September 5, 2025 – The Indian REITs Association (IRA) and the Bharat InvITs Association (BIA) jointly organized their first product awareness programme in New Delhi today. The initiative focused on enhancing investor knowledge of Real Estate Investment Trusts (REITs) and Infrastructure Investment Trusts (InvITs), while promoting adoption, strengthening regulatory frameworks, deepening capital markets, and increasing overall retail investor participation.
Understanding REITs and InvITs
-
REITs (Real Estate Investment Trusts): Investment vehicles that own or operate income-generating properties, allowing investors to earn a share of rental income without direct ownership.
-
India has five publicly listed REITs: Brookfield India Real Estate Trust, Embassy Office Parks REIT, Mindspace Business Parks REIT, Nexus Select Trust, and Knowledge Realty Trust.
-
-
InvITs (Infrastructure Investment Trusts): Investment platforms that own, operate, and maintain revenue-generating infrastructure assets such as roads, power, pipelines, telecom, warehousing, and optical fibre networks.
-
Of the 27 SEBI-registered InvITs, 5 are publicly listed while 23 remain privately listed.
-
InvITs democratize ownership of large-scale infrastructure projects, provide stable returns, and release capital for developers to reinvest in new projects.
-
Both asset classes are regulated by SEBI and play a crucial role in fueling growth across India’s real estate and infrastructure sectors.
Leaders’ Perspectives
Shri Alok Aggarwal – Chairman, Indian REITs Association & MD & CEO, Brookfield India Real Estate Trust
“India’s REIT market has matured into a reliable avenue for both institutional and retail investors. Since inception, the four initial REITs have distributed over ₹24,300 crore to unitholders, proving consistent cash generation and governance standards. Today, five listed REITs command a market capitalisation of around ₹1.5 lakh crore. With mandatory distribution of at least 90% of net cash flows, REITs provide steady income along with potential capital appreciation. The next growth phase will come from sectoral and geographic diversification, making REITs a mainstream asset class bridging physical real estate with financial markets.”
Shri N. S. Venkatesh – CEO, Bharat InvITs Association
“InvITs have become a transparent and structured investment platform aligned with India’s infrastructure financing needs. They offer long-term stable returns while channeling capital into critical national assets. With ₹68,000 crore already distributed to investors and 27 InvITs registered, the industry has proven its scale and resilience. Supported by SEBI’s robust framework and growing investor trust, InvITs are poised to accelerate India’s infrastructure ambitions under the National Infrastructure and Monetization Pipelines.”
