While South Mumbai has traditionally been the hub for premium living, the western suburbs—particularly the Malad-Goregaon corridor—are emerging as preferred residential zones for urban homebuyers seeking a lifestyle that harmonizes wellness, connectivity, and affordability.

“Today’s homebuyer is not just buying square footage. They’re investing in a lifestyle. The idea of holistic living, where one can breathe cleaner air, enjoy green open spaces, and still be minutes away from work is no longer aspirational, it’s expected,” says Mr. Umesh Jandial, Chief Business Officer at Omkar Realtors & Developers. “This is where the western suburbs, especially the Malad-Goregaon region, are stepping into the spotlight.”
He continues, “With the recent announcement in the state budget that Goregaon will be among the seven key business hubs in the Mumbai Metropolitan Region (MMR) to be developed into international-standard economic growth centres, the area is poised for a transformational leap.”

This realignment is further supported by the increasing presence of Grade-A commercial spaces across Goregaon and Malad, reducing the need for long commutes and creating a live-work lifestyle culture.

According to a recent report by 1Finance, “Borivali, Kandivali, Malad, and Goregaon offer affordable and luxury housing, attracting diverse buyers. In 2024, 33% of Greater Mumbai’s property registrations were from the Western Suburbs, with 58% from these areas. First-time buyers can find 1 BHKs for Rs 1-1.5 crore, making them ideal for affordable housing.” The Western Suburbs of Mumbai continue to be a focal point for residential development, representing 41% of Greater Mumbai’s 2024 launches, with Borivali, Kandivali, Malad, and Goregaon accounting for 72% of this activity.
As infrastructure like metro networks and road expansions continues, the western suburbs are cementing their place as the city’s new hotspot—where mindful living meets modern convenience.
